Carson City
The Nevada State Capital, Carson City dates back to the 1860s when it thrived due to the Comstock Silver Lode in nearby Virginia City. Today the local economy is based on industrial, commercial, tourist, casino and State Government employment.
With its convenience to Reno (25mins) and San Francisco (4hrs.) it provides an attractive alternative to “Big City” living. The population is around 55,000 and Carson City has all the amenities and shopping of a larger center without losing the small-town atmosphere. In all, the city covers about 30 sq. miles and has a wide range of terrain from desert hillsides to pine covered Sierra slopes and from tree lined streets to wide, green ranch meadows.
Carson City is home to a wide variety of entertainment and cultural venues, including a number of casinos, the Nevada State Museum, The Children’s Museum of Northern Nevada, Nevada State Railroad Museum and the Brewery Arts Center. The BAC supports local artists and entertainers and stages plays and musical performances by nationally recognized musicians and groups.
All kinds of outdoor activities are well represented with many beautiful Golf Courses and Washoe Lake State Park, for water and beach recreation.
Here is an overview of some of Carson City’s residential neighborhoods, starting with the west side of Carson Street/Hwy 395. Close to the downtown core there are streets of homes, some dating back to the late 1800’s, gradually getting newer as they progress west. West side neighborhoods contain a variety of some of Carson City’s most elegant and prestigious homes, but also have a lot of more reasonably priced locations with prices starting under $300,000.[mappress mapid=”5″ alignment=”right” width=”30%” height=”270″]
Lakeview Estates: North West end of Carson, is mostly located in a canyon overlooking Washoe Lake (it sometimes dries up!). The homes are a mixture of modern and Alpine styles, with many set deep in the pine trees. Very pretty setting and very quiet. Elevations are from app. 5,200′ to 5,800′. Carson City is 4,800′. Recent sales have been from $520,000 up to $850,000, but many of the homes would sell for much higher prices.
Timberline: Beautiful city views from the NW side of Carson, from elevations reaching 6,200′. A mixture of contemporary ranch and 2 story styles with prices from $500,000 and up.

King’s Canyon: Similar to Timberline, but more open and with some small “horse properties” mixed with large, upscale homes. Prices range from about $400,000 to $1M+ King’s Canyon Highlands and Meadows are very attractive newer developments with a variety of floorplans for regular homes and Patio Homes. Prices range from about $450,000 to $700,000+

Carson City homes in the SW section are a variety of types and prices mostly ranging in age from mid to late 20th century. They are around the lower levels of “C” $Hill and many enjoy great city views. Recent sales prices have ranged from $220,000 to $650,000, but many would sell for higher.
Clear Creek: At the south end of town along old Hwy 50 to Lake Tahoe a number of homes are situated about 2+ miles from Hwy 395 in a rugged, treed canyon. A golf course has recently been opened and has premium priced lots on the course or in the wooded areas surrounding. Homes are currently under construction and could reach prices of several $Million. A lovely setting!

On the east side of Carson Street/Hwy 395, are about 85% of Carson City’s residential neighborhoods, which are best described by viewing the applicable MLS search areas. There are homes on hillsides, on the valley floor, ones with 1 or more acres, or those with smaller city subdivision lots; some areas of townhomes, duplexes and other multi-family, plus a new development of homes by a national builder in the SE corner of the City.
