East Valley/Buckeye/Pinenut
The part of Carson Valley generally known as East Valley in real estate terms, is at an elevation of about 4800-4900’ located along East Valley Rd. as it goes south from the south east end of Johnson Lane, to the area east of Gardnerville town, passing Buckeye Rd and crossing Fish Springs Rd to continue south to Pinenut Rd. In doing so it traverses about 7 miles of the eastern part of the valley’s level terrain bordered by BLM land to the east and farmland to the west.
Residents in the East Valley get mail from the Gardnerville post office with the zip code 89410, except for a few near Buckeye Rd. who are serviced from Minden 89423.
[mappress mapid=”21″ alignment=”right” width=”20%” height=”600″]Most home lots are from 2 to 10 acres and occasionally larger. Views are 360 degrees from this part of the valley and homes in the area are usually built to enjoy the views to the best advantage. A number of them border the Dangberg reservoir, which provides waterfront when the reservoir is full during irrigation season. Almost all the homes on the west side of East Valley Rd. have unobstructed views to the west.
Many East Valley homes are set up for horse ownership and enjoy easy access to public land and miles of trails, although not all developments will permit horses.
Here is an overview of some of the developments. On the way south, East Valley Rd passes custom homes on 10 acre lots and a few roads that head east to isolated groups of a few homes, before reaching the site of Grandview Estates. This is a collection of 2 acre home sites where construction of custom homes is ongoing, with a number of vacant sites available for sale.
Next south is the Aurora development with 3 acre lots where almost all are now built on. More large homes follow with ½ a mile or so having frontage on the reservoir. Wildflower Ridge follows on the east side with elevated lots of 2 and 5 acres rising about 200′ above East Valley Rd and hosting homes of unique design with panoramic views. Some very substantial horse properties are on the lower part of East Valley at that point, as well.
Willow Creek, located just west of the East Valley/Fish Springs intersection, contains 19 custom homes on 5 acre lots, some with horses. A range of home sizes are built around a looping street that usually only sees traffic from its residents.
Continuing south of Fish Springs Rd., East Valley Rd. passes Sterling Ranch and Pinion Ridge developments. Sterling Ranch being a gated collection of homes on 3 acre+ lots and Pinion Ridge, a wide range of custom home styles on 5 acre lots, with panoramic valley views.
The East Valley area ends just south of Pinenut Rd.
East Valley and the Buckeye/Pinenut area include a lot of Carson Valley’s upper priced homes, but there are many homes in the area which are all across the price spectrum. Recent sales have been from $449,000 to $1.625M.
